Bristol Student Accommodation

We are a family business specialising in student accommodation, lets and property rental in Bristol, England. We currently have nineteen student houses, with all accommodation located within walking distance of one or other of the universities or Bristol colleges.

LETTINGS 2012-2013 We have now started viewings for the academic year July 2012-June 2013. Demand is usually very high, with most houses having been let by the end of February, and some houses having gone already. Prospective tenants are therefore advised to act as quickly as possible.

What does Bristol offer for student accommodation?

Bristol has a wide variety of student accommodation ranging from single rooms to houses for seven or more. Rental prices range from approximately £50 to £100+ per week, depending on location and quality. They are owned by both private owners and larger companies, most coming in the form of self contained houses. There have recently been some quite major developments in the city, converting old office blocks into large student buildings, with in some cases hundreds of single room flats with single beds, similar to the halls of residences. However the accommodation available in such buildings tends to be on the small side, and students who want a bit more room find it better to move into a proper student house. These blocks can also be very expensive, with rooms as much as £170 a week. Some students like to spend their first year in student halls of residence before moving out into private rented accommodation in their second year. However these days many students, especially late arrivals, are moving straight into a shared house from the outset.

What are the usual areas for student rental in Bristol?

Bristol University students prefer to rent property in Clifton, Redland, Cotham and St Andrews. Students from UWE tend to rent accommodation across the city, but mainly in Filton, Fishponds and Horfield. However, as many students now have cars, properties further out are now being considered that would not have been feasible several years ago.

What should you expect as tenants?

What you get will obviously vary from landlord to landlord: some landlords offer high quality, well maintained accommodation, others don't. When choosing your accommodation you should consider not only your budget, but also the way you want to live your student years. If you want to have plenty of wild parties and never hoover or wash up, don't go for a landlord that requires the house to be kept clean and tidy. If you want high quality clean and tidy accommodation, don't expect to be able to trash the place every weekend.

Very importantly, READ THE CONTRACT. Different landlords expect different things. It may seem obvious, but if you're a smoker, don't go for a house that has a smoking restriction. If you miss something such as this when signing up, you're going to have to live with it.

What documentation can I ask the landlord for?

All landlords must by law have a current gas safety certificate relevant to the property. In addition, as options, you can also ask whether there is a current fire equipment inspection certificate, a NICEIC certificate (for electrical safety lasting five years) and also evidence of PAT testing of the property's electrical appliances (current for one year).

Broadband Technical Information

Stirling Student Properties have undertaken an upgrade programme to install wireless broadband routers in our houses, which can be used to provide shared broadband internet access, in addition to other network facilities such as file and printer sharing. To take advantage of this, students' computers will need to be equipped with a suitable wireless adapter. Additionally, some rooms have functional wired network connections, however the primary method of access for broadband is via wireless, so these are provided on an "as-is" basis.

Many houses also have 10 Mbps broadband services provided at no charge. Where not already provided free, students will need to have a Cable broadband service activated at the house, which is supplied in the Bristol area by Virgin Media who provide connections of up to 50 Mb/s. Students may use other internet service providers if they wish, but this will first require installation and activation of a BT telephone line. Virgin Media's broadband services do not require a telephone line and therefore none have been installed. Additionally in this case, students will need to provide their own ADSL router as the cable routers installed are only compatible with Virgin Media. This can simply be plugged into the network in place of the existing router.
